BAS Property Consultants Limited were instructed to carry out a roof and façade inspection of a large residential block of flats near the seafront in Boscombe (Bournemouth) on behalf of a local firm of property managers. The purpose of the inspection was to visually assess the condition of the pitched roofs, rainwater goods, eaves, and high-level façade masonry to prioritise backlog and future maintenance requirements. The objectives included using a drone to access all high-level areas of the building, minimising any physical disturbance to residents, and delivering a comprehensive RAG-status report to identify condition-related issues. The project faced several challenges, including working around typical UK south coast autumn weather, managing local seagulls and flocks of pigeons, and maintaining visual line of sight for the drone against a multi-storey building. Through careful planning, risk assessment, and collaboration with the relevant authorities for safe drone operation, BAS successfully: The results included the provision of high-resolution imagery to pinpoint issues around the building, safe views of areas that would have been difficult to access without scaffolding, and an environmentally friendly solution that avoided the use of third-party access providers such as truck-mounted platforms.
