The property on Russell Road, Edinburgh was acquired by our client to operate as a dedicated aftersales facility, forming a sister site to the prestigious Rolls-Royce and Aston Martin dealership previously delivered by BAS Property Consultants at One Corstorphine Road, located approximately half a mile away. The project formed part of a wider strategy to expand premium automotive aftersales provision within Edinburgh and the wider Scotland market, building on BAS Property Consultants’ national experience delivering high-end automotive facilities across the UK. The building was a former Speedy Hire storage and distribution industrial unit and was taken on by the client without any dilapidations works having been completed by the outgoing tenant. At acquisition, the property was in an exceptionally poor and heavily dilapidated condition, presenting significant challenges in terms of building fabric, compliance and programme delivery. BAS Property Consultants were appointed to manage the transformation of the site into a high-quality, manufacturer-compliant aftersales facility. The works involved stripping the building back to its shell, allowing legacy issues and defects to be identified and addressed early in the construction process. Extensive repairs were undertaken to the structure, followed by the repair and full respray of all external cladding, significantly improving both the performance and appearance of the building. Internally, the front-of-house areas were reconfigured and divided into two separate demises, each fitted out to meet high-end manufacturer corporate identity standards, ensuring consistency with premium automotive brand requirements. The workshop accommodation was upgraded to provide a combined eight-bay, state-of-the-art service facility, designed to support modern aftersales operations and deliver an efficient and high-quality customer and technician environment. An existing single-storey building within the site boundary was also converted into a dedicated MOT testing bay. This element of the works required removal of the existing roof and an increase in building height to achieve full VOSA-compliant standards, demonstrating BAS Property Consultants’ expertise in managing technically complex alterations within live automotive environments. During the construction phase, a number of legacy building defects were uncovered, creating additional risk to an already challenging programme. Through proactive project management, close coordination with the contractor team and effective cost and risk control, BAS Property Consultants successfully mitigated these issues, maintaining momentum on site while protecting the client’s operational and commercial objectives. The completed project represents a significant transformation from a heavily dilapidated industrial unit into a high-end, high-quality automotive aftersales facility aligned with premium manufacturer standards.
