BAS Property Consultants Limited was appointed by the Managing Agent to deliver a full project management service for two blocks of flats on Belle Vue Road, Poole, after a previous condition survey highlighted significant balcony deterioration. Once the leaseholders were ready to proceed, BAS took the project from inception through to completion. The initial objective was to restore the failing balconies and ensure compliance with all relevant safety standards. However, as works progressed, additional structural issues were uncovered. These required swift investigation and the introduction of remedial measures to prevent further deterioration and to maintain the overall programme. Our building surveyor, Sophia Heighway, managed every stage of the process, including preparing a detailed specification of works, submitting the planning application, managing the tender process, and overseeing on-site delivery. The project was delivered collaboratively with Westmade Ltd as the appointed contractors, our Head of Health and Safety, Andy Strugnell provided support, and Godsell Arnold Partnership Limited offering structural engineering expertise. When unforeseen structural issues emerged, BAS worked closely with the engineers to integrate the additional remedial works alongside the planned repairs. This ensured that not only were the balconies restored, but the buildings were strengthened for long-term durability. The project resulted in the successful restoration of balconies across both blocks, improved structural integrity beyond the initial scope, and a smooth delivery supported by strong collaboration and a commitment to safety.
