BAS Property Consultants were appointed by Murray Motor Group to act as Project Manager and Cost Consultant for the redevelopment of their KIA Motors dealership in Plymouth, delivered as part of the new KIA Motor Group Corporate Identity (CI) roll-out. The instruction initially involved working closely with the project architect to develop the initial design proposals and produce a fully costed scheme. Once the scheme was approved, BAS Property Consultants were retained as Client-side Project Manager, overseeing the project through the planning and tender stages and continuing through to construction on site. The development comprised a complex split-level dealership scheme, delivered on a constrained site with several existing limitations. These included the partial retention of the existing showroom and structure, requiring careful coordination between design, cost control and construction sequencing to ensure the new development integrated successfully with retained elements. Construction works included pad foundations, a portal steel frame, a concrete waterproof retaining wall, traditional masonry construction, glazed curtain walling, composite cladding to the façades and a single ply roofing system. BAS Property Consultants provided ongoing project management and cost consultancy services throughout the construction phase, ensuring programme, quality and budget objectives were achieved. A key challenge of the project was that the site remained fully operational throughout construction. The dealership continued trading from temporary modular buildings, with a temporary external vehicle display area in use for the duration of the works. This required careful planning, phasing and stakeholder coordination to minimise disruption to the client’s business while maintaining health and safety standards. The project was successfully delivered and described by the client as “the best KIA dealership in the UK”, reflecting both the quality of the finished building and the effectiveness of the project delivery.
