BAS Property Consultants recently carried out a pre-acquisition building survey of a prominent Grade II listed commercial property in Havant on behalf of a prospective investor. Located within the St Faith’s Conservation Area, the property dates from the early 19th century and has been converted from its original residential use to office accommodation over time.

The survey was commissioned to provide an independent assessment of the building’s condition prior to purchase and to identify any defects, maintenance liabilities and compliance considerations that could affect future ownership. The property comprises three storeys, a basement, ancillary outbuildings and external grounds, all of which were inspected as part of the due diligence process.

A detailed inspection of the building fabric, external areas and visible services was undertaken, including a drone survey of the roof and high-level elements. Particular attention was given to the challenges often associated with older and listed buildings, including historic alterations, weathering and long-term maintenance requirements.

The inspection identified a number of repair and maintenance items, including defects to the slate roof coverings, chimney stacks and rainwater goods, deterioration to timber sash windows and external doors, localised dampness and water ingress affecting internal finishes, and repairs required to external brickwork and boundary walls. The survey also highlighted concerns regarding fire door compliance, the absence of emergency lighting and fire escape signage, and significant timber decay to the conservatory structure.

As part of the assessment, BAS Property Consultants also recommended that the purchaser confirm appropriate listed building and planning approvals had been obtained for alterations carried out over the property’s lifetime, helping to reduce potential legal and compliance risks associated with the acquisition.

While several defects were identified, the majority were considered typical maintenance issues for a building of this age and construction. The survey provided the client with a clear understanding of the property’s condition, future maintenance obligations and potential capital expenditure requirements, enabling informed decision-making before proceeding with the purchase.

Pre-acquisition building surveys are an essential part of commercial property investment, particularly where historic or listed buildings are involved. By identifying defects, maintenance liabilities and compliance issues at an early stage, purchasers can better understand risk, budget for future works and proceed with confidence.
