BAS Property Consultants Limited was instructed to prepare a comprehensive Schedule of Condition for a circa 20,000 sq ft industrial unit in Hampshire as part of a new commercial lease transaction, acting on behalf of the ingoing tenant. The purpose of the instruction was to accurately record the condition of the property at lease commencement, providing critical protection against future repairing and dilapidations liabilities while ensuring the transaction could complete on the required date. Given the tight programme leading up to Christmas 2025, the survey and report were required to be completed within less than six days from instruction. A further complexity was the need to inspect all high-level and roof areas of the industrial unit, which was located close to Farnborough Airport within controlled airspace. This proactive engagement with the relevant authorities enabled the team to use drone technology to capture comprehensive high-level imagery of the building, including the roof coverings and associated details, without the need for traditional access equipment or reliance on third-party contractors. The drone survey allowed the inspection to be carried out quickly and efficiently, minimising disruption to neighbouring occupiers while providing clear, high-quality visual records of areas that would otherwise have been difficult, time-consuming or costly to access. The roof inspection proved to be an integral part of the Schedule of Condition, delivering robust evidence of condition without any working at height, improving both safety and efficiency. The completed Schedule of Condition was issued within the required timeframe, supporting the successful completion of the lease and giving the client confidence that their future repairing obligations had been appropriately limited.
