BAS Property Consultants undertook a pre-acquisition building survey of a mixed-use commercial property located on Walcote Place, Winchester. Situated within the Winchester Conservation Area, the property comprises a combination of retail and office accommodation with associated parking. The instruction was commissioned to provide an independent assessment of the building’s condition prior to purchase, enabling the prospective owner to understand potential maintenance liabilities, repair requirements and future investment considerations.

The survey involved a comprehensive inspection of the building fabric, roof coverings, external elevations, internal areas, services and surrounding external areas. Drone technology was utilised to inspect roof areas safely and efficiently, providing detailed visibility of elements that would otherwise have been difficult to access.

During the inspection, several maintenance and repair items were identified. However, overall the property was generally found to be in fair condition, with the majority of defects relating to routine maintenance and lifecycle repairs typical of a commercial building of its age and construction. Recommendations included undertaking roof repairs, cleaning and maintaining rainwater goods, replacing damaged coping stones, removing redundant services, inspecting roof safety installations and obtaining up-to-date certification for building services.

By identifying these issues prior to acquisition, the survey provided the purchaser with a clear understanding of the property’s condition and likely future maintenance obligations. This enabled informed decision-making, improved budgeting for future expenditure and reduced the risk of unforeseen liabilities following purchase.
