Initially BAS Property Consultants were appointed to prepare a terminal schedule of dilapidation which was settled with the outgoing tenant. Following vacation of the tenant it became clear that the property’s condition was far worse than anticipated. The site presented severe structural and internal issues, including vermin infestation, mould, partially collapsed ceilings leaving the property inhabitable.

Following the initial assessment, BAS Property Consultants oversaw a full refurbishment and reinstatement project. BAS were appointed to produce planning drawings, and planning approval. The works included raising the height of the rear extension to create additional bedrooms, excavation, major structural and internal works, including roof replacement, asbestos removal, and complete internal reconfiguration, transforming the former takeaway into a family home suitable for modern living.

Throughout the project, BAS Property Consultants provided full project management on site, liaising with contractors and suppliers across the South Coast. The renovation transformed a derelict takeaway in Havant into a welcoming, fully functional family home. Clients were heavily involved in approving interior finishes but allowed the consultants freedom to select materials and layouts, resulting in a home that exceeded expectations.
