BAS Property Consultants were instructed to undertake a Reinstatement Cost Assessment at an industrial unit in Westlink, a two-storey light industrial unit located at Belbins Business Park in Romsey, Hampshire.

 

The property comprises a mix of warehouse and office accommodation, constructed with cavity brickwork and profile cladding, beneath a pitched metal roof with integrated rooflights. Internally, the unit provides modern office facilities, including suspended ceilings, LED lighting, welfare provisions and heating and cooling systems.

 

Our inspection was undertaken to assess the property on a Day One basis for insurance purposes. Using measured Gross Internal Area and current industry cost data, the reinstatement value was calculated to reflect the full cost of rebuilding the property in the event of total loss, including demolition, site clearance, professional fees and statutory costs.

 

It is important to note that reinstatement cost is not the same as market value. Instead, it reflects the cost of reconstructing the building to a similar standard using modern materials and methods, ensuring compliance with current legislation and statutory requirements .

Regular reviews of reinstatement values are essential to avoid underinsurance. Best practice recommends annual desktop updates, with a full reassessment every three years or following significant alterations to the property .
