As part of the transfer of Poole High School from Bournemouth, Christchurch and Poole Council to Twynham Academy Trust, a funding agreement was secured to facilitate the replacement of the existing flat roof coverings to both the Maths Block and the Sixth Form Building. BAS Property Consultants were appointed to act as Contract Administrator, Principal Designer and CDM Adviser, providing full project oversight from initial investigation through to completion on site.

Our appointment included the coordination of detailed roof surveys and intrusive core sampling to fully assess the condition of the existing roofing systems. Following this, BAS Property Consultants developed a comprehensive specification, managed the tender process and oversaw the delivery of the works during the construction phase. A number of roofing solutions were carefully considered, including a three-layer bituminous felt system and a single ply membrane, with performance, longevity and suitability for the coastal Dorset location forming key decision criteria.

A robust three-layer bituminous felt roofing system was ultimately selected due to its proven durability and long-term performance when compared with single ply systems, particularly in exposed coastal environments. Given the age and condition of the existing roof coverings, the works required the complete removal of the existing systems down to the structural deck. A new built-up roofing system was then installed, incorporating all associated detailing to ensure weather tightness, longevity and compliance with current standards.

Despite the critical programme constraints, BAS Property Consultants successfully managed the works on site to ensure completion ahead of the new school year, minimising disruption to staff and students. The project was delivered within the agreed budget and resulted in a high-quality flat roofing installation, complete with a 25-year single point guarantee, providing long-term reassurance for the academy trust. The roofing works were carried out by Dorset Building and Roofing Ltd, with BAS Property Consultants providing contract administration, health and safety oversight and quality control throughout the project.
